News Release - Town of Bristol - Property Revaluation

In the Fall of 2025, appraisers from the firm of Commerford Nieder Perkins, LLC will be completing the five-year cyclical revaluation in accordance with State of NH law and the State Constitution.
The State Constitution (Part 2, Article 6) requires values are taken anew, at least, once every 5 years. Bristol’s last reassessment of values was completed in 2020.
Over the last 4 years they have visited one-quarter (25%) of the properties each year to measure and verify the property data.
In 2025 they will conduct the final phase of the revaluation and set the new values based on the current market conditions.
Phase One: Involves visiting and verifying property information of properties that have sold over the last two years.
Phase Two: CNP will begin the process of analyzing the sales and setting the new property values.
Phase Three: CNP will do a final review of all of the preliminary values.
Phase Four: Once the review is complete, a notice of preliminary values and informal hearing dates will be mailed to each property owner. During these hearings property owners will have an opportunity to discuss questions concerning the revaluation process, assessed values, or their property data with an assessor. After the informal hearings, any needed adjustments to the properties of owners who made an appointment will be completed and a revised value letter will be mailed. Upon completion of the hearings the tax rate setting process will begin, followed by the mailing of the 2025 final tax bill.
Phases One and Two are expected to take place during the spring and early summer. Phase Three and Four are expected to take in the fall.
